Manager of Site Operations

New Destiny’s mission is to end the cycle of domestic violence and homelessness for low-income families and individuals by developing and connecting them to safe, permanent, affordable housing and services. To achieve its mission, New Destiny builds and manages housing with on-site services; offers innovative programs that assist survivors in finding and retaining affordable housing; and works to expand access to permanent housing resources for survivors. New Destiny is the largest provider of supportive housing for domestic violence survivors in New York and is a leading advocate in the effort to obtain the resources needed to end family homelessness in New York City.

Job Purpose

New Destiny currently outsources property management of its housing portfolio to third party property management companies. All eight of New Destiny’s own properties are managed by the same firm, with our three joint-venture buildings managed by separate firms. New Destiny is seeking a Manager of Site Operations to oversee these management agreements and be the primary contact between the firms and New Destiny’s fiscal, asset management and social service staff. The primary role of the position is to facilitate communication between New Destiny and its 3rd party firms, building staff and tenants, in an effort to ensure building and contract compliance and safety, improved cash flow and tenant satisfaction.

Duties and Responsibilities

The Manager of Site Operations reports to the Senior Director of Real Estate & Asset Management. The job will require extensive travel between buildings throughout NYC.

New Destiny is seeking a self-starter to fill this newly created position, someone with exceptional communication and project management skills and experience working in supportive or affordable housing. Specific responsibilities include:

  • Developing and managing reports and tracking systems to help ensure expedited rent ups and accurate and timely rent payments and recertifications.
  • Organizing and leading regular meetings between property management firms and New Destiny’s Social Service and Asset Management staff.
  • Liaising with government agencies as needed to expedite inspections, subsidy payments and one-shot deals for tenants.
  • Proactively conducting physical inspections of all New Destiny-owned properties at least once a year and conducting additional inspections as needed for compliance, monitoring visits, etc.
  • Identifying funding options to address building physical needs and submitting applications.
  • Liaising with property management firms and tenants to ensure repairs and other issues are responded to quickly.
  • Recommending capital improvements and assisting with implementation.
  • Supporting Regional Directors in tracking vacancies, including reason for move out and length of time vacant, and coordinating with property management staff to ensure prompt turnover of apartments.
  • Coordinating between sites and property management firms to ensure proper security of the buildings,tenants and staff.
  • Managing system for sourcing applications for vacant units, including wait lists, transfers, etc.
  • Recommending to management new and improved policies and procedures as needed.
  • Assisting Regional Directors in maintaining property management files electronically.
  • Working with NDHC’s data & evaluation department to track Key Performance Indicators and other metrics as needed.
  • Supporting strategic plan priorities and special initiatives as needed.
Qualifications
  • At least 3-5 years of experience working in supportive or affordable housing. Should have strong working knowledge of rental subsidies and the lease-up/lease-renewal process. Experience with tax credit compliance a plus.
  • Must excel in relationship management and be able to demonstrate a history of tact and discretion indealing with sensitive and confidential tenant issues.
  • Must be proficient in using spreadsheets and to be able to communicate clearly orally and in writing.
  • Experience in trauma-informed care a plus.

Compensation/Benefits

$75K – $85K per year with competitive benefits and a hybrid work schedule. This is a full-time position with a benefits package including medical, dental, vision, short disability, PTO paid holidays and 401(k). EOE.
